Updated on 30th November 2018: Second phase online booking of Happy Nest Series 1 flats will be opened on 10th December 2018, as per the information from CRDA . AP CRDA (Andhra Pradesh Capital Region Development Authority) has launched Happy Nest Apartment Project near Nelapadu – Guntur district. Online bookings for the first phase of A, B and C blocks are over. All the flats were sold out. Now, CRDA is planning to launch Second phase of the project. Flats in D, E, F and all other blocks with 900 flats will be opened for sale in Second Phase. Total project area is 14.46 acres with all amenities. Second Phase of Happy Nest booking will be open on 10th December 2018.

Online Bookings:
AP CRDA will facilitate Online Booking of flats in Happy Nest Apartments. 600 flats of various sizes will be constructed in the first phase of the project. Chief Minister of AP Chandrababu Naidu will be launching the project. This is an affordable housing project of Government of Andhra Pradesh.

Terms of Online Booking:
Buyers have to pay 7 percent of the amount of total cost of the flat at the time of booking itself. Total flats in the project are 1200 in 12 towers, thus 100 flats in each tower. The construction will be G+8 building plan.
Happy Nest Amaravati – Second Phase Flat Bookings Schedule
Price is Rs.3500 per sft.
The cost of the flats will be Rs. 3500 per sft (basic sale price excluding amenities etc). There will be 6 sizes of flats in the towers. These are 1285 sft, 1580 sft, 1700 sft, 1965 sft, 2230 sft and 2735 sft.
Club House and Amenities:
There will be a club house with 50000 sft area. The amenities in the club house include swimming pool, AC gym, Yoga – Meditation center, Water treatment plant, Table Tennis court, Squash court etc. It also will have party launge, business center, Reading launge, cafetaria, preview theater, super market, clinic, pharmacy desk, creche etc.

Other Facilities:
The Happy Nest project also includes cricket practice net, badminton court, basket ball court, volley ball court, tennis court, skating rink, rock climbing, meditatin garden, amphi theatre etc. 20 percent of the land only will be used for the construction and remaining 80 will be used for recreation and amenities.

Genesis, one of the leading architecture firm has been handed over with the design of the Happy Nest project. CBRE Consultants will be the project manager. The Government is promising smart homes in the project will latest reflexology technology. 3D model flats will be available on the website.

Prices which are declared by the government are very reachable. It is possible because of there is no land compound cost. If lands provided by the government to the qualified builders at free of cost by restricting them to the fixed sale price, I think lesser prices, time line and more quality is possible than the government. Government has to take care regarding the input of technology either by way of rent are subsided Mechinary for enterpenuers. Here I would like to say that government is replacing the enterpenuers which misses personal interest over quality and time lines of the project. It means teach the people how to catch the fish than the giving them by hand.

The broad details regarding sizes of the Main drawing room/hall, bed rooms, kitchen and bath rooms are to be given for each size of the proposed Happy Nest apartments. The mode and frequency of installment payments after initial booking amount. The period of construction and the probable date of handing over. An estimate of the total amount including amenities to be paid for the apartment is to be indicated so that people can have an estimate of the total financial implication each size of apartment they proposed to buy. It is to be clarified as to whether the booking is open for all or only to the residents of AP.

we tried several times for flat booking in First phase online booking from my home but we unable to book the flat, even after we got 30 times OTPs.

No age restrictions. You need to provide Aadhaar and PAN number while registering online.
What is the expected cost of basic 3 bhk flat including all amenities .
You can calculate in the following way.
SFT of the flat X Rs.3500
Amenities will be around 10 lakhs excluding registration.
So, 3BHK of 1500 costs around 65 lakhs.

It depends on the extent of your flat. Payment schedule is clear in the post.
After booking plots how to pay remaining balance
You need to pay in installments. Booking amount has to be paid online after booking of the flat. You need to execute AOS within one month to confirm the booking.
