Happy Nest Second Phase Booking Update – Is It Postponed or Open on 10th December 2018

Happy Nest apartment project is a prestigious residential venture of AP CRDA, Government of Andhra Pradesh. First phase booking of 300 flats was a huge success with sale of all the flats within a few hours. CRDA announced second phase of online bookings from 10th December 2018.

Andhra Jyothy newspaper and ETV have reported that the online booking will be opened in the first week of December 2018. But Andhra Jyothy has reported that 10th December 2018 will be the starting date for 2nd phase online bookings of Happy Nest Apartments. The CRDA has also confirmed 10th December 2018 as the online booking start date. The bookings will continue till the last flat is sold out.

The previous news story says that  the 2nd phase booking for D, E, F blocks is likely to be put on hold for various reasons. CRDA is quick on getting approvals and launch the second phase on 10th December. Now, 900 flats from blocks D to L are on sale.

900 flats bookings in a go:

One reason for the postponement of second phase booking seems to be high demand from buyers. CRDA was not able to meet the demand for more flats as they opened the booking for only 300 flats in the first phase.

With this experience, CRDA is thinking of opening online booking for all the remaining 900 flats in a go. Given the response for first phase, CRDA is confident of selling all 900 flats of remaining blocks in second phase online booking.

Approvals and RERA:

It is observed that the CRDA has RERA approval for 6 blocks only. These are blocks A, B, C, D, E and F. Remaining 6 blocks G, H, I, J, K and L have to be cleared under RERA approvals. As per the latest rules of RERA, all the projects have to be registered with RERA before they are offered for sale or online booking.
