AP CRDA Happy Nest Second Phase Online Bookings on 10th December 2018 – Flat Size, Price, Payments and Allotment Procedure

Just Updated: Happy Nest second phase online bookings will start on 10th December 2018, as per the sources of CRDA. With huge response for Amaravati – Happy Nest apartment project, AP CRDA has announced 2nd phase of bookings in December 2018. All the 900 flats will in D, E, F, G, H, I, J, K and L blocks will be opened for sale. All the flats on offer for sale in the first phase are sold out within hours of open of online booking on 9th November 2019. Following are details of 2nd phase booking of Happy Nest Flats in Nelapadu – Amaravati. Exact location of the project is at Nelapadu – Guntur district. CRDA Commissioner, Ch Sridhar has informed that Happy Nest Series 2 will be launched after Series 1 completion.

December 2018 – Online Bookings:

Second phase of sale of Happy Nest flats will start at 9 AM on 10th of December 2018 at 9 AM on the website www.happynest.live . Project brochure, 3D view of the site, flats and amenities also available on the portal. Online bookings along with payment of advance, estimation of total cost of the flat also can be availed.

Payment Schedule of Happy Nest Apartment:

CRDA is promising various top class amenities for the residents of Amaravati – Happy Nest Apartments. It is offering club house, car parking, various social infrastructure etc. Following are the prices of amenities along with basic cost of the flat:

Basic Selling price: Rs. 3,492 per Sft
Car Parking: Rs. 200,000 per Unit
Club House Charges: Rs. 175,000 per Unit
East Facing Preferred Location Charges: Rs 50 per Sft
Floor Rise Preferred Location Charges: Rs. 20 per Sft from 5th floor
Corpus Fund: Rs 100 per Sft (non-refundable)
Maintenance Charges: Rs. 3 per Sft charged for 24 months

Payment Schedule of Happy Nest:

There are 7 installments of payment schedule for Happy Nest apartment. After online booking, buyer has to go for Agreement of Sale within a month. You need to pay 10 percent of the total cost of the flat at the time of execution of Agreement of Sale. This amount will be deducted from advance booking amount and the buyer has to pay the balance only. Here is the detailed schedule of payment:

  1. what will be the total cost for 1295 sft flat including all amenities. What will be the
    probable time gap between payments of 15% amount and what would be the tentative time period for completion of project or handing over of the flat. Is basic price includes all cupboard and kitchen fittings or not

    • Depends on the progress of the construction. Completion time is 2 years. The cost price is for bare flat excluding any furniture etc.

  5. sir, after change of govt. if any after May 2019 general elections, the project will continue or not. otherwise it is difficult for a middle class family to buy a flat at this happy nest apartment.

    • Lets hope the project will continue irrespective of change of Government. It is still costly project. You are about to spend Rs.4500 per sft by the time you get the flat to your hands.

    • Booking site is same. Second phase booking is not opened on 26th December. It may be opened in the first week of December 2018, as per the information of CRDA staff.

    • Booking is not open today. Second phase booking of happy nest flats may be opened in the first week of December 2018. CRDA will release the schedule soon.

      12% GST applicable on basic unit cost, car parking, etc.
      18% GST applicable on maintenance charge collected for 24 months @3 Rs per sft on saleable area.
      Registration charges at 7.5% of the total unit cost.
