Registrations and Auto-mutation Procedure in Andhra Pradesh

Government of Andhra Pradesh has launched a new system of registrations and mutation. The system of automutation has been introduced through an ordinance. According to this, mutation will be done immediately after the completion of registrations in sub registrar offices.

The Government has ammended ROR act to bring changes in this regard. Automutation process will reduce the burden on the people and ease the process of property transfer. Earlier, revenue department is responsible for mutations. It takes about 60 days to complete the mutation process in the old system.

What is automutation:

Automutation is the process of transferring property in the name of buyer immediately after registration at SRO. All the details of property transaction will be available in webland service after the registration. Same data will be used for automutation.

Sub Registrar will do the automutation after cross checking the details of buyer with the details available in webland data. This is provisional mutation. This will be sent to MRO / Tahasildar. The MRO concerned will check the details through webland.

Automutation within 15 days:

Tahasildar will generate Form 8 and 1B and inquire with the details. All this process will be completed within 15 days and MRO will take a final decision on provisional mutation. If Tahasildar accepts provisional mutation, it will be considered as automutation. The public can appeal on auto-mutation within 30 days if any discrepancies are found in the process.
